Repairs and replacements

When a visit finds something

The plan covers the visits. When one turns up a problem, we write it down, give you a price in writing and wait for your yes. Non-members can call us for the same work.

  • A gloved hand holds pliers on a pipe fitting above a white tank water heater

    Water heaters

Replacement when the record says it is time, and repairs to the relief valve, thermostat and connections. We write the price before we start.

  • Red handwheel valves on white insulated pipes

    Shutoff and supply valves

A main shutoff that will not turn, or a valve under a sink that is stuck, is replaced as a priced repair. We label the new valve for you.

  • A weathered brass tap on a rusty pipe against a grey wall

    Outdoor spigots

Frost damage found in spring, and replacement of spigots that drip at the stem.

  • A chrome sink drain strainer seen from above

    Drains

Clearing a slow drain flagged on a visit, and a camera look when a drain keeps coming back.

  • A stainless undermount kitchen sink with a single-lever tap below a window

    Faucets, toilets and fixtures

Fill valves, flappers, faucets and supply lines, replaced with parts you choose.

  • A corroded copper pipe end with water dripping

    Leaks in pipes

A pinhole in copper or a joint that weeps: found, priced in writing and repaired.

Questions about repairs

How is a repair priced?

In writing, before we start, with the parts and the labor listed. If we find more once a wall is open, we stop and tell you before going on.

Do members pay less for repairs?

Members are booked ahead of new customers. Repair prices are the same for everyone, and each one is quoted in writing.

Do you do big jobs, like a repipe or a remodel?

We do repairs and replacements from a visit. For a repipe or a bathroom remodel we will say so and point you to a firm that does that work.

Will you push me to replace things that still work?

No. The record says how old each part is and how it looks. Replacing it is your decision.

Want the visits on a calendar?

The plan card lists what is included and what is not.
